			<content:encoded><![CDATA[<p>Just south of Stockport is Greater Manchester’s countryside escape, the picturesque village of Bramhall. Here, you’re sure to be met with more than just a warm welcome – a study from Sheffield University found it to be the friendliest place in the country.<br />
The community spirit buzzes around the compact, traditional village centre, which can satisfy your one and every need, with an ice cream parlour, sweet shop, greengrocer and a fishmonger. As well as a host of bars and restaurants, Bramhall also has a bookshop which has been voted the best in the country.<br />
And where better to find out about the local history? The village’s name dates back a millennium to the Domesday Book when it was listed as Bramale, a fact that’s led to some confusion, with Bramall Hall, the town’s Tudor manor, opting for a different spelling. The 70 acre estate has been home to Saxon freemen and barons alike, the latter having been given the land by William the Conqueror.<br />
Not all the properties are so steeped in history. There are plenty of modern detached and semi-detached properties available in this quaint little village. There are four main housing estates, each with their own character: the New House Farm estate in the north, the Dairyground and Australia estates in central Bramhall.<br />
The village, which is part of the Metropolitan Borough of Stockport, boasts excellent schools for those wanting to set start a family here, and plenty to do to keep parents and kids entertained.<br />
If you’re into keeping fit, there are a number of lawn tennis clubs and golf courses, or you could pit yourself against other regulars in the Bramhall Park weekly fun run. Or if you’d rather take your time, the village also features on the 14 mile Fred Perry Way, a walk named after the famous local tennis player – the perfect way to explore this adorable part of the county.<br />
Bramhall is well linked, with good access to Stockport, Cheshire and Leeds via motorways and public transport, and on a good day, Manchester city centre is reachable in less than 30 minutes. Bramhall is 8 minute drive from Wilmsow town, which has a range of supermarkets and Hoopers, a luxury department store.<br />
The railway station is on the main line from Manchester to London via Macclesfield and Stoke-on-Trent. Local trains stop every hour during week days on their way to/from Manchester Piccadilly, Stockport and Macclesfield. Manchester Airport Railway station is on the Manchester to Crewe Line via Stockport, Alderley Edge, Wilmslow and Sandbach.<br />
The village is home to a wide array of people, from TV actors to famous footballers, lawyers to opticians, you’re sure to find a place to suit you.</p>

			<content:encoded><![CDATA[<p>The Energy Bill received Royal Assent on the 18th October 2011 and became The Energy Act 2011. </p>
<p>We highly recommend that landlords take full advantage of the generous incentives currently being offered to make rental properties more energy efficient before they are withdrawn next year. </p>
<p>Shortly after the Coalition was formed David Cameron pledged that the administration would be the “greenest government ever”.</p>
<p>The Act is certainly intended to have a significant impact on the energy efficiency of both commercial and domestic buildings with the private rented sector having been singled out for treatment. </p>
<p>The main provisions of the Act are the introduction of the Green Deal and the creation of a new entity the Energy Company Obligation (ECO).</p>
<p>The Green Deal includes a new financing mechanism for improvements to the energy efficiency of household and non domestic properties, funded by a charge on energy bills that avoids the need for consumers and landlords to pay upfront costs. </p>
<p>The ECO will take over from the existing obligation to reduce carbon emissions in the Carbon Emissions Reduction Target (CERT) which ends in 2012. </p>
<p>The ECO will work alongside the Green Deal to target households likely to need additional financial support – in particular those containing vulnerable people on low incomes and those living in hard to treat housing, including solid wall properties and those without a mains gas supply. </p>
<p>Eco funding will be available for both private rented and owner-occupied homes. </p>
<h3>Requests for energy improvements. </h3>
<p>For the private rented sector, the Act also includes provisions to ensure that no later than April 2016, private residential landlords will be unable to refuse a tenant’s reasonable request for energy efficiency improvements where funding is available either through the Green Deal or ECO.</p>
<p>The stated intention is that there will be no upfront cost to the landlord from the request as the cost of any works will either be paid back through the fuel bill by the tenant or through an ECO grant.</p>
<p>From no later than April 2018, it will be unlawful to rent out residential or business premises that do not reach a minimum energy efficiency standard. The intention is for this to be set at an Energy Performance Certificate rating of band “E”, impacting on approximately 19% of rented residential premises, affecting some 650,000 properties in the private rented sector. </p>
